Selling, buying and commercial real estate

Most of Rob’s work is representing owners who are selling. Buyers come in through the listings. Real estate runs through a licensed Oregon brokerage.

Five steps, one broker the whole way

  1. 01

    Conversation

A confidential, no-obligation conversation about the business, the timeline and what you want out of it. Rob has owned seven businesses; he listens first.

  2. 02

    Valuation

A defensible price range from income, market and asset approaches. A realistic number, not a fantasy.

  3. 03

    Preparation

Clean financials, organized records and a confidential information package. Problems get addressed before a buyer finds them.

  4. 04

    Confidential marketing

The listing goes out without the business name or address. Buyers sign an NDA before they see anything specific. Employees, customers and competitors stay in the dark.

  5. 05

    Negotiation and closing

Offer, LOI, due diligence, purchase agreement, financing, closing. Rob runs the process and protects your side of it.

Start with the listings

Every active business and property is on the listings page with the numbers that matter: asking price, cash flow, revenue, square footage. When one fits, request confidential details from its page. You sign an NDA, Rob sends the full package, and the conversation starts from there.

Looking for something that is not listed yet? Tell Rob what you are after: industry, size, region and budget. Qualified buyers hear about new listings before they go wide.

Property sales, leases and combined deals

Many business sales include a lease assignment, a renegotiation or the transfer of the building itself. Rob is an Oregon Licensed Real Estate Broker and has negotiated leases and owned commercial property for more than 30 years, so the real estate side is handled with the business, not after it.

Real property transactions are conducted through Pacific Real Estate Services, Inc., a licensed Oregon real estate brokerage. Oregon law requires it, and it keeps each side of a combined deal properly represented.
